Landmark Newlands residential development launching

Strong demand for sectional title units

‘The Marlow on Mill’ – the first significant new residential development in Newlands, Cape Town, for several years – is set to be constructed on a consolidated erf in Mill Street, close to the Sports Science Institute and Newlands sport stadiums, and with sweeping views of world-famous Table Mountain.

“Extremely well situated in a prestigious area in Cape Town’s sought-after Southern Suburbs, The Marlow on Mill is a sensitively designed, groundbreaking building, which is set to become an appealing landmark in the region,” says Dr Andrew Golding, chief executive of the Pam Golding Property group.

“This iconic, upmarket new development will provide an important contribution towards meeting the ongoing demand for quality accommodation in Cape Town, which is underlined by the fact that the city continues to account for the bulk of planned residential building activity in the Western Cape – comprising 63.1% of total residential building plans passed in the province last year (2024), according to StatsSA.”

In addition to the lifestyle attractions, properties in Newlands show well above average capital growth. Lightstone statistics reveal average capital growth for the suburb of over 7% during the past 10 years, compared to just under 5% for Cape Town as a whole.

Says Shelly Keys, a Western Cape area manager for Pam Golding Properties, the marketing and sales agency: “Developed by Eris Property Group and designed by TwoFiveFive Architects, The Marlow on Mill will consist of 281 apartments with the focus on aesthetics and functionality. Versatile and pet-friendly apartments vary from deluxe studios and spacious one, two and three-bedroom apartments to a luxury 240sqm penthouse, with a range of balcony sizes to suit different lifestyles. Prices range from R1.72 million to R16 million, including VAT, with no transfer duty payable.”

On-site amenities will include a ground-floor lobby with concierge and full-time, on-site security, greened seating areas, as well as select retailers, a restaurant and coffee shop, a gym and laundry facilities. The rooftop – with magnificent views – will include a pool and entertainment deck, undercover lounging areas and gas braais. There are also four levels of basement parking.

“Newlands is a vibrant suburb where residents can enjoy active outdoor living and a cosmopolitan social scene. Nearby iconic landmarks include Newlands cricket grounds, Newlands Forest and Kirstenbosch Botanical Gardens. Cavendish Square, artisanal coffee shops and world-class dining are just minutes away,” says Keys.

“This makes The Marlow on Mill an opportunity not to be missed for buy-to-live purchasers and investors alike,” says Samantha Nel, who is also a Western Cape area manager for Pam Golding Properties.

“There is a massive shortage of sectional title stock in Newlands and we expect keen interest from buyers who want to live in the suburb as well as investors, or out-of-town purchasers wanting a base for use while in Cape Town. Because of its proximity to the University of Cape Town and other tertiary education institutions, The Marlow on Mill also offers an ideal option for student accommodation, particularly for parents seeking the added benefit of sound investment potential.”

Investors will be able to make use of short-term letting agency, Propr, to take the hassle out of renting out their units – with the option of flexible personal use if desired. They will also qualify for attractive tax incentives, including the popular Section 13sex of the Income Tax Act No 58 of 1962.”

This scheme entitles taxpayers who own five or more new residential rental units to claim up to 55% of the purchase price as a tax deduction. The units do not all need to be from the same development, and the scheme comes into effect once buyers take ownership of their fifth new unit. The units must be used solely for the purpose of residential letting.

The sales launch for The Marlow will take place entirely online on 6 August (2025), allowing buyers to secure an apartment from anywhere in the world – with a special R100 000 launch discount on the day. A R10 000 reservation fee will be required. Purchasers are required to pre-register on the site https://sales.themarlow.co.za and shortlist their favourite units. They must then be online at 1pm on 6 August to reserve their unit/s.

“We expect a high level of interest, with eager buyers ready to secure their units as soon as sales go live,” says Keys.
