It’s the little things that matter when you call the northern suburbs home

When it comes to living a fulfilled life, it’s the little things that matter. Being able to enjoy an artisan latte from BAARD & Co or sip wine in the caves of the Klein Roosboom Family Winery. The freedom to explore mountain bike trails on Bloemendal Estate with the family or spend time admiring the more than 500 varietals of roses at the Durbanville Rose Garden.

 

Once overshadowed by the leafy suburbs to the south of the city, the northern suburbs that include Durbanville, Bellville and Welgemoed are experiencing a renaissance, says Pam Golding Properties area manager Mariël Burger, because they offer so many of the little things that really matter to those yearning for a better quality of life.

The surrounding Durbanville Valley is widely known for its hospitality and selection of some of the best wine farms in the region. Diemersdal, De Grendel, Durbanville Hills and D’Aria are just a few of the picturesque, world-acclaimed wineries and farms in the area.

With the relocation of large companies, such as the Foschini Group, Pepkor, and Shoprite, to the area, the northern suburbs are becoming a self-sufficient and thriving commercial hub or secondary CBD. The City of Cape Town recently reaffirmed its cooperation with the Greater Tygerberg Partnership to support the socio-economic development of the Greater Tygerberg area.

Planned projects include mixed-use precincts with cycle lanes for non-motorised retail developments and an innovation district to attract further public and private investment. The more than R7 billion in building works already invested in the area in the past decade has been a boost for business confidence, attracting entrepreneurs and professionals looking to live and work in this dynamic hub. Proposals to upgrade the Fisantekraal Airfield into a full-service airport will further bolster economic growth.

Nestled among the Tygerberg hills, the suburbs that fall within this district have so much to offer, says Burger. From hiking, cycling, and walking trails to stunning walks in the Tygerberg Nature Reserve and Uitkamp Wetlands, there’s something for everyone. In fact, the notion of the northern suburbs as an area for predominantly Afrikaans-speaking residents has dissipated as the sense of community and appreciation for the little things that matter supersedes language or culture.

“We have seen so many families choosing this area because of the selection of excellent schools such as Durbanville Primary and High, Fairmont, Kenridge and Stellenberg High, as well as the array of recreational and social amenities. Retirees too opt to downsize from their homes in the southern suburbs to enjoy the quasi-rural, relaxed country feel that this part of Cape Town provides,” notes Burger.

Creating a strong sense of community, and providing peace of mind, luxury lifestyle estates such as Kanonberg, Heerenzicht and Clara Anna Fontein have plenty to offer families. Some, such as the 127-hectare Clara Anna Fontein include schooling within walking distance – Reddam House Private School is on the border of this prestigious estate. Homes here are highly sought after and Pam Golding Properties agent, Sanel Barnardo, recently listed a property for R9.85 million. Rental properties also fare well, with recent rental agreements including a furnished, four-bedroom home at R85 000 a month. Similarly, the demand for secure living has seen Pam Golding Properties conclude a lease agreement of R28 500 a month in Silvermist Estate.

“The suburbs comprising the Tygerberg district have plenty to offer, from Welgemoed which boasts spectacular views of the Hottentots Mountains to Vygeboom which abounds in natural beauty and where Pam Golding Properties agent, Basil Klavas, recently listed a development opportunity for a multi-townhouse security estate. It’s not surprising that our agents are seeing a significant uptick in buyer activity across price bands as word spreads that the northern suburbs have so much to offer,” says Burger.
